3 Key Questions To Ask On Your Listing Appointment

Every day we come across listings of great properties, often priced at $400,000 and up, accompanied by excruciatingly bad photography. At such times we wonder if the owners of these homes realize how poorly their property is being marketed. Agents who believe that getting a property professionally photographed is not worth a small investment do not realize that their clients are missing out on all the interest that would have been generated by professional photos. They forget that we live in a time when more than 85% of buyers start their search on the Internet, and the main marketing tool for selling a home online is the high quality of the photos that make that home appealing to a buyer.

Here are 3 Key Questions To Ask On Your Listing Appointment:

 
1) Do you have any recently sold listings, and if so, may I see them on a real estate website?

You want to see how your property will look to a prospective buyer, and this allows you to see, in the agent's presence, how his previous listings have been showcased. If you are not impressed with the photography, make sure the agent is open to presenting your property with professional-quality photos. If the agent won't agree to pay for the photos to be done professionally, you may ask to see his pictures of your home before they are put online. Maybe you'll choose to pay for the photography yourself if you decide that you like the agent and want him to represent you. Either way, you'll engage your agent in an important discussion and will have more information to help you decide if this is the right agent for you.
 
2) If my home is not gaining enough interest and is priced near or at its worth, what ideas do you have to increase interest?

In some markets, you may face a lot of competition in trying to sell your property. Most agents roll out the same formula at a listing appointment: good photos, real-estate websites, open houses, flyers, a personalized website, and so on... A good question to ask then is: If those things don't get me an offer, what else are you willing to do to sell my home? Remember- the longer your property sits, the more mortgage payments you'll make. Before finding yourself locked into a contract for 6 months or more, look for an agent who has other methods and ideas, a dedicated professional that will be willing to go beyond the usual strategies and find unique ways to market and promote your home.

3) Once I list my property, will you keep an eye on the comparable homes in my area?

Throughout the listing period, you need to know what is happening in your area with properties similar to yours. What if a similar home sells for more money than yours is listed for? On the other end, what if a property sells for less? You many need to lower your price or take it off the market until prices go back up to a comfortable level. It may be helpful if your agent contacts agents representing similar homes that are in escrow to see if they can provide any information that can be useful for your sale. You hear a lot about reducing prices, but there are times when the right move is to increase your list price, and you need to make sure you're informed of that possibility.
